Rolling steel door repair and installation
Rolling steel curtains take the abuse other doors can’t: forklift contact, weather, constant cycling. When the curtain misfeeds or a slat bends, the whole opening stops working, not just one panel. We repair them the same day where we can, across Hamilton, Burlington, Milton and Niagara.
What we do on a rolling steel door
We repair damaged slats, replace worn or torn curtains, realign and replace guide rails, and service the motor operators and chain hoists that drive them. Bottom bars, astragals, hood assemblies and locking hardware are covered in the same visit. Where a curtain is beyond repair we quote a replacement matched to the opening and the duty cycle, so the new door lasts longer than the one it replaces.
Rolling steel is common on the older industrial buildings around Hamilton’s port and on any opening that sees forklift traffic. Most of what we see is guide and slat damage from impact, and counterbalance wear on doors that cycle all day.
The maintenance practices we follow are the industry’s own. The Door & Access Systems Manufacturers’ Association publishes them for building staff in DASMA Technical Data Sheet 270, Recommended Rolling Door Maintenance Practices for Building Maintenance Supervisors, and TDS 269, Rolling Door Performance Evaluation by a Facility Manager or a Building Superintendent sets out what a facility manager can check between our visits.
Signs a rolling steel door needs service
- Curtain binds or jumps the guide rail partway through travel
- Visible dents, bent slats or torn sections along the curtain
- Motor runs but the door doesn’t move, or moves unevenly side to side
- Bottom bar doesn’t seal flush against the floor
- Door has become noticeably harder to lift on the chain hoist
- Loud scraping or grinding inside the hood at the top of travel
What a visit looks like
- Call and describe the doorTell dispatch whether the bay is blocked or the door is stuck open. Those calls go first.
- Inspection and quoteThe technician checks the curtain, guides, counterbalance, operator and safety devices, and quotes before starting anything beyond the diagnosis.
- Repair, usually same visitCommon slats, guide hardware, operator parts and bottom-bar components ride on the truck.
- Written recordYou get a note of what was found, what was done and what to watch. On a maintenance program it goes into the door’s log.
Rolling shutters and security grilles
The same curtain-and-guide construction shows up as security shutters on storefronts, service counters, parking garages and yard openings. We service and replace rolling shutters and grilles with the same crew and the same parts stock, and we install new ones where an opening needs to be secured after hours.
